Virtual real estate investing probably makes you think of a number of things. You likely leap to real estate investing as real estate portfolios and real estate retirement plans, and then you may expand to thinking of short sales, bulk reo investing or virtual real estate investing. You may also wonder what type of role these things can play in your life as a real estate investor in different types of economy.

There is a lot to learn about real estate investing. The best way to get the most out of your real estate investing education is to be familiar with some basic information ahead of time. Whether your target is short sales, bulk reo sales, virtual real estate or improving real estate investor abilities, you need to know some real estate investing basics. Here are three real estate investing basics that even some experts do not really know:

1. You always will get a positive result from investing in real estate investing education. Each real estate deal can represent thousands of dollars in potential wealth. Knowing how to get that wealth is the key to success. Knowing more about real estate betters your odds of success when you do a real estate deal. A small investment in education has the ability to yield big results when it is implemented.

2. You can succeed in real estate investing in any economy. Many people think (wrongly) that you can only succeed in real estate when the economy booms. In reality, a bad economic situation is not bad for real estate investors. You frequently can get properties at deep discounts. Also, you might find deals that simply could not exist in a booming economy. Poor economies can turn based on active real estate investing. Short sales, bulk reo sales and virtual real estate all can thrive when the economy is not. You will be able to save yourself and others from serious financial difficulties if you know how to do these deals.

3. You will not need lots of money to be a successful real estate investor. You can make a success of real estate investing no matter how much or little money you have. There are lots of deals that you can use other people’s money to do. Private lenders will let you use their money if they know that you are a good investment. The best way to be a good investment is to know as much as possible about real estate investing. This will help you show people that you are a good investment if they have the money to help you with real estate investing but they do not know how to use it.

A good deal of wealth can be generated with real estate investing. You can create an income in any economy. Using a knowledge base of real estate investing, short sales, bulk reo sales and virtual real estate you will be able to make success for yourself. Knowing the basics of real estate investing will help you succeed as a real estate investor. Knowing some real estate investing basics (beyond what older gurus like Robert Allen teach) and applying them will help you succeed as a real estate investor.

Constructing a garage might sound relatively simple, but there are many aspects to consider before you start your garage construction. This is no job for the average DIY enthusiast unless you have some building knowledge. Constructing a garage is like building a house on a smaller scale.

You might think that erecting a prefabricated garage, or putting together a wooden garage that comes with all the pieces, is easy. But in order to do a good job you will need to know how lay a concrete floor and how to set trusses. If you know how to do these things, then you may be successful, but if you don’t, rather hire a professional contractor.

Let’s discuss the procedure of erecting a traditional garage. The first step is to have the plan approved by your local authority. When your permit is granted, the site will be staked out before any construction can commence.

Once the stakes are in place, digging and leveling can begin. The site will now be ready for the concrete slab to be poured. This is a critical stage of construction because points must be included for plumbing and electrics. If a mistake is made, the concrete will have to be removed.

The building of the walls can then commence. Again, the approved plans must be accurately followed. When the walls have been erected with sill plates in position, the roof trusses or rafters can be installed. They will be covered with either OSB sheets or plywood. When this is complete the final roofing can be put on.

When the roof is complete, the building will be ‘dried in’ ‘ this means that it can no longer be damaged by rain, wind or snow. At this stage, the windows and doors can be put in. Work on the plumbing and electricity can also commence. This must be done before the interior walls are painted.

Depending on the weather in your part of the world, you should choose a finish for the exterior that will withstand extreme conditions. Durability is the key factor when deciding on the exterior finish. Some popular finishes include plywood, OSB sheeting, or drywall.

A new garage can add a lot of value to your home. Of course its main function will be to keep your car safe, but there are many other uses for a garage. You can install some shelving along one of the walls to store many items, or you can even convert a section into a workshop. Keep this in mind when you get the plans drawn up.

No generation in American history has ever experienced the number of foreclosures and defaulted mortgages as is happening now. However, opportunistic real estate investment professionals are turning the recession into great profits with a bit of creativity.

Bulk REO Investing’ is the name of the new strategy, and it’s captured the attention of many well-heeled investors.

Consider with me, if you will, the fundamentals of the Bulk REO business.

To understand Bulk REO investing is to understand the foreclosure process.

When a home owner begins to miss payments on their mortgage, the lender begins to send late/overdue notices to the home owner. Following a period of time determined by the lender, formal foreclosure proceedings begin. From that time through public auction is called ‘preforeclosure’.

Foreclosure is completed when the defaulted property is auctioned. Ownership of the property is returned to the lender if the property is not sold at auction. The lender then categorizes the property as ‘Real Estate Owned’ - or ‘REO’ for short.

Typically, lenders list their REO properties with local real estate agents in hopes of selling the property to a retail buyer who will pay full price. Yet with increasing frequency, REO properties are being sold for pennies or dimes on the dollar. But the price of receiving such great pricing is the need to purchase multiple REO properties (a ‘package’) rather than individual properties.

The recession in the United States has yielded huge profits to real estate investors prepared to take advantage. The most successful Bulk REO Investors will have a well-respected source of funding for their transactions. Some sources of funding for these transactions are: personal funds, hard money lenders, commercial lenders and non-conventional sources such as private investors and hedge funds. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Sal Buscemi of Dandrew Capital Partners, a hedge fund in New York.

A number of things likely come to mind when you think of virtual real estate investing. If you are already familiar with real estate investing you may think of short sales, bulk reo investing and virtual real estate investing or you may think of it in terms of real estate portfolios and real estate retirement plans or even hard money lenders. You may also consider what roles these things play in your life as a real estate investor in different economies.

You will need to know a lot about real estate investing. Knowing the basics of real estate investing education is a good way to get the most out of every lesson. Whether your target is short sales, bulk reo sales, virtual real estate or improving real estate investor abilities, you need to know some real estate investing basics. Here are three main real estate investing concepts that many experts do not even know:

1. You will always get a positive yield with real estate investing education. Every real estate deal has the potential to create thousands of dollars in potential wealth. Knowing about getting that wealth is the key in the end to your success. Learning as much as possible about real estate will increase your odds of success whenever you do a real estate deal. A small investment in your education can yield big results when you implement your learning.

2. Real estate investing success is possible in any economy. Lots of people believe that real estate success is only possible in a booming economy. In reality, poor economies are great for real estate investors. You will likely find properties that you can buy at deep discounts. Also, you might find deals that simply could not exist in a booming economy. Real estate investing often is what turns the tide for poor economies. When an economy is less than thriving, short sales, bulk reo sales and virtual real estate can prosper. You will have the option of saving yourself and possibly others from serious financial difficulties if you know about these types of deals.

3. You do not need a lot of money to be a successful real estate investor. You can be a success in real estate investing no matter how much money you have on your own. There are lots of types of deals that you can perform with the money of other people. If you look like a good investment a private lender may let you use their money. A good investment will know as much as they can about real estate investing. This will help you show private lenders that you are a good investment if they do not know about real estate investing themselves.

Real estate investing is a great way to create a good amount of wealth. You can create income regardless of the economy. Using knowledge of real estate investing, short sales, bulk reo sales and virtual real estate you will be able to create success for yourself. Knowing the basics of real estate investing will help you succeed as a real estate investor. There are more foreclosures in the United States right now than we have ever experienced before. Yet well-funded investors in real estate are seizing upon this opening to profit from an profoundly profitable new opportunity.

This new opportunity - known as ‘Bulk REO Investing’ - is so huge it’s captured attention from wealthy investors and private investment funds alike.

Consider with me, if you will, the fundamentals of the Bulk REO business.

To understand Bulk REO investing is to understand the foreclosure process.

As a home owner misses a payment or two, the lender sends the predictable barage of threatening letters and warnings. The lender directs the subsequent timing of the actual foreclosure proceedings. ‘Pre foreclosure’ is the name given to the time between implementation of the foreclosure proceedings and the public auction.

The defaulted property is ultimately auctioned, thus completing the foreclosure process. If there are no buyers at the foreclosure auction, the lender regains title to the property. This property is then considered to be ‘Real Estate Owned’ by the lender, also known as an ‘REO’ property.

Typically, lenders list their REO properties with local real estate agents in hopes of selling the property to a retail buyer who will pay full price. But as a consequence of the weak economy, lenders are frequently selling their REO properties far below their actual value. This happens because the buyer of the REO is required to purchase multiple REO’s in a single transaction.

These REO packages represent the potential to acquire huge amounts of equity for savvy real estate investors. Bulk REO Investors are most successful when they have a well-established source of funding for their REO packages. Some sources of funding for these transactions are: personal funds, hard money lenders, commercial lenders and non-conventional sources such as private investors and hedge funds. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Sal Bushemi of Dandrew Partners, a New-York based hedge fund.
